Mortgage Advice
Helensburgh And Surrounding Areas
Helensburgh has its own property character. Victorian terraces and sandstone semis sit alongside modern flats and some substantial family homes further up the hill. If you're buying here, remortgaging, or thinking about a buy-to-let, a broker who knows the area can make a real difference.

THE COMMUTER FACTOR
Our Story
The train to Glasgow Queen Street takes around 45 minutes. That makes Helensburgh work well for people who want more space and a different pace of life without losing their city job. It's one of the reasons the market here has held up well - demand comes from Glasgow as much as it comes locally.
THE ARMED FORCES CONNECTION
HMNB Clyde at Faslane is a few miles up the road. If you or your partner serve or have served in the Armed Forces, there are mortgage products designed specifically for you - forces-friendly lenders who understand deployment, allowances, and the reality of moving regularly. Most high street banks don't flag these. As a whole-of-market broker, we have access to the lenders who do.
PROPERTY TYPES AND LENDER QUIRKS
Helensburgh has a wide range of property types, and lenders assess them differently. Some flag ex-local authority flats. Some apply tighter criteria to high-rise or deck-access properties. Older stone-built houses can sometimes cause issues if there's a non-standard construction flag on the survey. Getting advice before you apply - rather than after a refusal - protects your credit file and saves time.
BUYING IN SCOTLAND
If you're buying a home in Helensburgh, you'll need a Home Report from the seller before you can make a formal offer. The mortgage valuation your lender carries out is separate from this. We can talk you through what happens if there's a gap between the Home Report value and the price you're offering - this is more common than people expect.
Land and Buildings Transaction Tax (LBTT) applies in Scotland instead of Stamp Duty. The thresholds and rates are different. We'll always factor this into the full cost picture for you.
TALK TO LORRAINE
Lorraine Fraser is our adviser covering Helensburgh and the wider Argyll area. She's based in Kilcreggan, just across the water, and she knows this part of Scotland well. First-time buyer, home mover, remortgage, buy-to-let - get in touch and we'll find the right time to talk.
