Rosneath
The Rosneath Peninsula is one of those places people discover and don't want to leave. It sits between the Gare Loch and Loch Long, with Kilcreggan at its tip and Rosneath village roughly in the middle. The ferry to Gourock makes it accessible without the long road around. It's quiet, it's beautiful, and the property market here has some specific characteristics you should know about before you start.

WHAT THE LENDERS SEE
Our Story
Rural and semi-rural properties can complicate a mortgage application in ways that catch buyers off guard. Some lenders apply tighter criteria to properties in low-population postcodes. Others have minimum value thresholds below which they won't lend. Non-standard construction - common in older rural properties - can narrow the field further.
This doesn't mean you can't get a mortgage here. It means you need a broker who knows which lenders are comfortable with these properties and which aren't.
THE FERRY QUESTION
Access matters to lenders. The Kilcreggan to Gourock ferry is CalMac-operated and well-established, but it's seasonal in its fuller service and weather-dependent. Some lenders factor access and saleability into their risk assessment for very rural properties. We know who takes a practical view.
HOLIDAY LETS AND SECOND HOMES
The peninsula attracts buyers looking for holiday lets and second homes, as well as permanent residents. These are different mortgage products with different criteria and different tax implications. If you're buying for a purpose other than living there full-time, it's worth getting this right from the start.
THE LOCAL PROPERTY MIX
You'll find everything from traditional white-painted cottages to more substantial detached homes with loch views. Older properties can have things like solid wall construction or traditional timber frames that a standard lender might flag. We'll look at the property alongside the mortgage rather than treating them as separate conversations.
